Why should I rent from your company?2024-04-30T15:45:25+00:00

We are a professional, knowledgeable, and courteous property management company. We work very hard to provide the highest quality resident services you’ll ever experience.

We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good condition. We inspect the work performed to ensure that everything is ready before you move in.

We are available 24 hours a day to handle emergency maintenance repairs.

We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental.
All deposits that are retained by us are kept in a FDIC insured bank.

When you sign your lease, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.

All our property managers are licensed real estate professionals according to state requirements.

Will I sign a lease?2024-04-30T15:45:59+00:00

Yes, for most of our properties you will sign a 12 month lease that covers our responsibilities to each other throughout our tenancy. We will go over each part of the lease to ensure you understand it. Everyone over 18 years old that occupies the house will sign the lease and everyone who occupies the house will be listed on the lease. After your application is accepted, your deposit is received, and your lease is signed, we’ll hand you the keys to your home!

Late Rent Payment? What to Expect in Las Vegas2024-04-30T15:46:23+00:00

Many of the landlords we talk to are not always sure about what to do when rent is late. Today, we have some Las Vegas landlord advice, and we’re also talking to residents so they understand what happens when rent is late.

Rent is Due on the First
Las Vegas landlords are required to give a resident a 5-day grace period when it comes to rent collection. To clear up any confusion for residents: your rent is due on the first of every month. It is considered late any day thereafter. There is a 5-day grace period in which no late fee can be changed. The rent is technically late, but late fees can’t be applied until after the 5th day or the month. What that means is, if you haven’t paid your rent on the 5th of the month, your landlord has the legal right to serve you with a Seven Day Notice to Pay or Quit as early as the 6th of the month.

Assessing Late Fees
At PURE Property Management, if you are a resident of ours and you pay your rent by the fifth of the month, we will not charge you any late fees. But, if you have not paid the rent after the fifth of the month, late charges will apply, and the cost of any eviction service will be added to the amount that you owe. So, on the sixth day of the month if I don’t have your rent, we will add a 5% late fee to your account, and that balance will be due immediately. Additionally, you won’t have the opportunity to pay the rent online. Instead, you will have to bring the payment to our office and give it to us directly.

Hopefully, this clears up any questions for landlords and residents about rent collection. If you have additional questions about rent collection or anything pertaining to Las Vegas property management, contact us at PURE Property Management.

Do you have a pet or smoking policy for properties that you manage?2024-03-26T21:36:27+00:00

It is recommended that an investor offer their rental property as pet friendly where possible. Please note that by not accepting or considering pets you may be limiting your rental audience. Our pet policy is as follows:

  • Non-refundable pet fee range of $300-$400 per pet due with move in funds. Pet rent may be applicable.
  • 3 pet limit per household

Applicants with household pets or service/companion/assistive animals are required to submit a per pet application through a third-party pet screening vendor as part of our rental application process. No smoking is allowed at any of our managed properties.

How do you handle property maintenance?2024-03-26T21:36:37+00:00

Our in-house maintenance department dispatches service vendors for routine maintenance. Maintenance dispatchers are on call during after-hours, weekends and holidays for maintenance emergencies.

How do you screen and select rental applicants?2024-03-26T21:36:44+00:00

Resident applications are processed electronically and include credit, criminal, sex offender and past eviction background searches. Our scoring and resident recommendation policies are built on industry standards and are followed to ultimately accept or decline prospective residents.

Can I use your services if I already have an agent listing my home for sale?2024-03-26T21:36:15+00:00

PURE Property Management of Nevada respects the Law of Agency and will work side by side with your Real Estate Agent. If a resident is found before a Buyer is found, then you simply remove your listing from the sales market. If your Real Estate Agent finds a Buyer before a resident is found, then you simply send us a copy of your contract and you can terminate without paying the full contract termination penalty. It is requested that you reimburse for half of the property marketing expenses of $150 for the months your property was advertised for rent up until you found a Buyer and you notified PURE Property Management in writing that your property went under contract.
